A design-and-build studio that takes interiors end-to-end, under one roof.
Advanced Design & Maintenance started in 2015 with a single apartment renovation in Johannesburg. It grew organically from there, one project leading to the next, into a studio of forty people working across design, construction and maintenance.
Most interiors are assembled from separate contracts. A designer draws the scheme, an architect resolves it, a contractor builds it, a joiner fits it out, and a different firm returns when something needs attention. Each handover is a point where detail is lost and accountability blurs.
We hold all of it in one place: concept and 3D design, architecture and engineering, construction and bespoke joinery, finishes, and the maintenance that keeps a space looking new long after opening.
Bare shell to trading-ready.
Our work spans commercial, retail and hospitality — restaurants, bars, retail fit-outs, offices and exhibition stands — alongside residential renovations, extensions and new builds. On every one of them the same team runs the programme from survey to sign-off.
That means one point of contact, one programme, and one team answerable for the result — from bare shell to trading-ready, and through the years of upkeep that follow.

Designed, built and installed to a show deadline, then struck and stored for the next one. Modular where it can be, so the same stand travels for years.
Front of house detailed for wear as much as for looks, with the kitchen, extraction and compliance resolved alongside it rather than after the drawings are signed.
Shopfronts, joinery and lighting built to carry a brand and take a season of handling. Rolled out to one specification when there is more than one store.
Partitioning, services and finishes phased so the floors you are still working on stay usable. Handed over cleaned, tested and ready to occupy.
Whole-house work from survey and drawings through to the final coat, including the structural and municipal side. One contract rather than a list of trades to chase.
Repeat units taken through as one programme, so the tenth unit is finished to the standard of the first. Common areas, boundaries and services included.
The two rooms where the detailing shows and the services are hardest. Cabinetry made to the millimetre, waterproofing and falls set out before a tile is cut.
Adding room without the addition looking added: patios, decks and glazed extensions detailed so the junction between old and new is the part nobody notices.
